It’s one of the most common (and misleading) lines buyers hear when starting their property search:
“Don’t worry—just work with us. We can show you everything on the market.”

It sounds helpful.  Reassuring, even.  One point of contact, one relationship, one agent handling it all.

But let’s be honest: it’s simply not true.

And more importantly, believing it could cost you the perfect property.

In a competitive and often fast-moving market, the smartest buyers aren’t relying on a middleman.  They’re going straight to the source: the agent who is actually listing the property.

Here’s why that matters.

 

The Myth of “We Have Access to Everything”

Let’s start with the big one.

No single agent has access to every property available.  Despite what some may claim, the market doesn’t work like that.

Different agencies hold different instructions.  Some properties are marketed selectively.  Others are kept off-market entirely.  Even listings that appear on portals aren’t always equally accessible through every agent.

So when someone tells you they can show you everything, what they really mean is: everything they choose to show you.

That’s a very different thing.

 

Agents Sell What They Own

Every agent is ultimately working to sell their own stock.  That’s their business.

So if you’re relying on one agent to guide your entire search, where do you think they’ll direct you first?
