Sold Agreed in Just 5 Days: What This Says About the Gibraltar Property Market Image

Another successful sale agreed by Richardsons - and this time, it took just five days.

We’re delighted to have agreed a sale on this first-floor apartment on Lower Castle Road, Upper Town, after receiving an offer at the full asking price of £199,950 within just five days of the property going to market.

The property itself required modernisation, but it offered buyers something increasingly difficult to find in Gibraltar: an opportunity to purchase at a realistic price, in a characterful and established part of town, with the potential to create a home to their own taste.

For us, however, the real story is not simply that this particular property sold quickly.

It is what the result demonstrates about the importance of choosing the right agent, the right marketing strategy and the right price when selling your property.

A hot market - but buyers are still selective

There is undoubtedly strong demand for property in Gibraltar, but that does not mean that every property will sell quickly simply because it is placed on the market.

Today’s buyers are informed.  They know what is available, they compare properties, they understand pricing and, in many cases, they have already been looking for some time before they approach an agent.

That means vendors need more than a listing on a property portal.

They need a property to stand out.

They need professional presentation, strong photography, compelling marketing, accurate pricing and, perhaps most importantly, an estate agent who understands who the likely buyer is and how to reach them.

In the case of Lower Castle Road, all of those elements came together - resulting in a full asking price offer within five days.

Why going sole agency can make a difference

When we speak to prospective vendors, one of the questions we are often asked is:

“Should I put my property with several agents?”

It is understandable.  On the face of it, having more agents marketing your property might appear to mean more exposure and therefore more potential buyers.

In reality, it isn't always that straightforward.

A good sole agency relationship allows an estate agent to take ownership of the sale.

Rather than simply adding another property to a list, we have a vested interest in getting the property properly marketed, generating genuine interest and ultimately achieving the best possible result for our client.

That starts before the property even reaches the market.

It starts with getting the price right

One of the most important decisions a vendor makes is setting the asking price.

Price a property too high and it can quickly become stale.  Buyers see it, dismiss it and move on.  Even if the price is eventually reduced, the property may already have lost some of its initial impact.

Price it correctly from the outset, however, and you can create urgency.

That is exactly what we want to achieve.

The aim isn't simply to attract people who are interested in the property.

The aim is to attract the right buyers, at the right price, at the right time.

Our experience of the Gibraltar market means we can advise vendors based on current buyer behaviour, comparable properties and our understanding of what is actually selling - rather than simply telling a vendor the figure they would like to hear.

And sometimes, as Lower Castle Road demonstrated, getting that positioning right can produce a result remarkably quickly.

Marketing matters

A property has one opportunity to make a first impression.

That is why we put considerable emphasis on how properties are presented.

From the photography and written description to the way a property is promoted across our marketing channels, every element needs to work together.

The photograph accompanying this article is a good example.

The objective isn't simply to show a building.

It is to communicate the character of the property, its location and the opportunity it represents - while making it immediately clear that the property has already attracted a buyer within days.

Good marketing creates attention.

Good estate agency converts that attention into viewings.

And effective salesmanship turns viewings into offers.

Our buyer database is just as important

One of the advantages of working with an established local estate agency is the database of buyers built up over many years.

Some buyers aren't browsing property portals every day.

They may already be registered with us, have specific requirements or simply be waiting for the right property to become available.

When we take on a new property, we're not starting from zero.

We can immediately consider who within our existing network may be a potential buyer.

That can be particularly valuable when a property has a specific appeal - whether that is a particular location, price bracket, size or potential for renovation.

The first five days really matter

The initial launch of a property is critical.

This is when the property is new, when potential buyers are paying attention and when we have the best opportunity to create momentum.

For Lower Castle Road, that momentum translated into an offer at £199,950 — the full asking price — within five days of marketing.

That doesn't mean every property will sell in five days.

Every property, vendor and buyer is different.

But it does demonstrate what can happen when a property is correctly positioned and launched into a market where there is genuine demand.

And importantly, a quick sale isn't necessarily about accepting less.

In this case, a quick sale and the full asking price went hand in hand.

Thinking of selling?

If you're considering selling your Gibraltar property, now is the time to think carefully about howyou bring it to market.

Choosing an estate agent shouldn't simply be about who will put your property online.

Ask yourself:

  • Who understands the current Gibraltar market?

  • Who can advise you honestly on value?

  • Who will invest in presenting your property properly?

  • Who has an established database of active buyers?

  • Who will actively manage the sale rather than simply wait for enquiries?

  • And who will take responsibility for achieving the best possible result?

At Richardsons, we believe that sole agency works when the agent earns the vendor's confidence and then backs that confidence up with results.

Our success is ultimately measured by what happens after the property goes live - the enquiries we generate, the viewings we arrange, the negotiations we conduct and, most importantly, the sales we complete.

Lower Castle Road is another example of that approach in action.

Five days.

One property.

A full asking price offer.

Sale agreed.

If you're thinking about selling your property in Gibraltar and would like to understand what we could do for you, we'd be very happy to have a conversation.  Once we've seen your property, we can explain how we would approach the marketing, positioning and sale — and what we believe Richardsons can offer you as your sole agent.
