While August may be the month when much of the property market appears to slow down, the team at Richardsons is still very much open for business - and still working hard for our clients.

There is a perception that August is a quiet month for estate agents.  With people heading off on holiday, enjoying the long summer days and, quite understandably, taking a little time away from the usual routine, it can be tempting to assume that the property market goes into hibernation for a few weeks.

But while other estate agents may be on the beach, Richardsons is still at work.

And we are delighted to have agreed another sale at Kingston Court, Harbour Views, a result that is particularly pleasing given the journey this property has been on.

This sale is a great example of why persistence, experience and having the right buyers on our books really matter.

The property had previously been agreed under offer, but unfortunately the sale became increasingly drawn out.  What should have been a straightforward transaction continued for more than three months, with the process ultimately coming to an end when the buyer was unable to secure the mortgage finance required to complete the purchase.

For any seller, this is incredibly frustrating.  After accepting an offer and committing time and energy to a sale, having it fall through after three months can be a major disappointment.  It can also leave sellers wondering whether they will have to start the entire process again - remarket the property, arrange new viewings, wait for fresh offers and potentially face another lengthy transaction.

Fortunately, that wasn't necessary in this case.

Before we even had to formally relist the property, Richardsons was able to agree a sale with a cash buyer.

That is a fantastic outcome for our client and one that demonstrates the value of maintaining strong relationships with active buyers and understanding exactly what is happening in the market.

A property sale is not simply about putting a photograph online and waiting for someone to make an offer.  It is about knowing the stock, understanding buyers, keeping conversations going and being ready to act when the right opportunity presents itself.

The Kingston Court sale is also encouraging because it provides another indication that there is still good activity in the Gibraltar property market.

Of course, August is always a slightly different month.  It is the traditional holiday season, and there will inevitably be buyers, sellers and professionals taking some well-earned time away.  But a quieter August does not mean that the market has stopped.  In fact, for serious buyers and sellers, the summer can provide some very good opportunities.

There are buyers who remain active throughout the month.  There are sellers who are motivated to move forward.  And there are transactions taking place every week.

What we are seeing at Richardsons is a market that continues to look strong and active.

The successful sale at Kingston Court is a good example.  Despite the disappointment of the original transaction falling through, the property did not need to sit around waiting for another buyer to come along.  We were able to move quickly and match it with a cash purchaser already looking to buy.

For sellers, this is exactly the kind of situation where having an experienced agent on your side can make a real difference.

When a sale falls through, it is easy to feel that you are back at square one.  In reality, you are not necessarily starting from scratch.  Your property has already been viewed, discussed and marketed.  Your agent has gained valuable feedback and, importantly, may already have other buyers who could be interested.

At Richardsons, we work hard to keep those relationships alive.

We don't simply switch off because the calendar says August.

We continue talking to buyers.  We continue speaking to sellers.  We continue arranging viewings.  We continue negotiating.  And, as Kingston Court demonstrates, we continue agreeing sales.

For our clients, that commitment matters.

Selling a property can be one of the biggest financial decisions you make, and the process doesn't become less important just because it happens to be summer.  Our clients deserve the same level of attention and service in August as they do in January, March or October - and that is exactly what we aim to provide.

The Kingston Court result is particularly satisfying because it also highlights the importance of having the right buyer rather than simply accepting the first offer that comes along.

A buyer who requires mortgage finance can, of course, be perfectly capable of completing a purchase.  But there are additional stages involved, and finance is ultimately outside the seller's control.  In this instance, despite more than three months of waiting, the original buyer was unable to secure the necessary funding.

The cash buyer who subsequently came forward presented a very different proposition, giving our client the opportunity to move forward without having to go through another lengthy marketing period.

It is a reminder that every property has its buyer - and sometimes finding that buyer requires patience, persistence and a proactive approach.

So, while August may bring quieter streets, holidays and plenty of people enjoying the Gibraltar sunshine, the property market has certainly not gone away.

Kingston Court is another sale agreed, another happy client and another encouraging sign for the Gibraltar property market.

And perhaps most importantly, it is proof that even when a sale doesn't go according to plan, the right result can still be achieved.

If you are considering selling your property, don't assume that August is the wrong time.  The market remains active, buyers are still looking and opportunities are still there.
