Meet the Team
Terence is a Chartered Surveyor with 30 years professional experience. He established Richardsons in 1979 and has a wealth of experience dealing with all aspects of the Gibraltar real estate market. As CEO he is responsible for the day to day running of the business which covers the sale and marketing of residential and commercial properties, investment advice, letting and management and valuation work. He has been a key player during the real estate boom which started in Gibraltar in the early eighties and has experienced first hand the remarkable transformation of the local property market.
Terence also handles the complaints handling and money laundering procedures in accordance with RICS standards.
Josiane Spencer (nee Richardson)
Josiane is a member of the RICS with over 10 years professional experience.
She is an expert on the local markets for sales and rental and heads our Commercial & Valuation Department. She also does professional work including rent reviews and lease renewal along with market appraisal studies for clients looking to invest in the local market.
Before joining the family firm in 2008, she worked for multinational and institutional firms including CB Richard Ellis in Madrid, Marbella and Barcelona, and then for Knight Frank LLP at their headquarter office in Hanover Square, London.
Josiane is also licensed by the FSC to act as an Authorised Director for Experienced Investor Funds acting as Property Funds registered in Gibraltar.
David has over 8 years experience specialising in defects diagnostics and building pathology, along with all aspects of the built environment including building maintenance and repairs, contractor monitoring and Health & Safety. David worked in London from 2004 to 2009 with Baily Garner LLP and was mainly involved in managing refurbishment projects along with undertaking general practice building surveying.
David joined the family firm in August 2009 and has worked on a number of projects in Gibraltar including professional reports and consultancy services for private sector clients and homeowners. He now specialises in consultancy service for Government and has been actively involved in Cumberland Terraces, Waterport Terraces and in project administration of the Park and Ride projects.
Chris is a Chartered Surveyor with over 13 years professional experience. Chris is currently focused on the Spanish business line with particular focus on the luxury markets in Sotogrande and Marbella. He has been working in Marbella for the last 3 years and has detailed market knowledge of this area and is able to advise clients on their property search requirements to ensure they find their perfect home. Chris is also regularly in Gibraltar and manages the Property Management Department which he set up in 2009.
Prior to joining Richardsons, he worked as Associate Director for CBRE Global Investors and ING Real Estate Investment Management (REIM) UK Ltd on their multi million pound investments fund portfolios with assets throughout the UK. Chris is also licensed by the FSC to act as an Authorised Director for Experienced Investor Funds acting as property Funds registered in Gibraltar.
Josie is a Director and has been with Richardsons since the company was established and has played a key managerial role in the company for many years.
She has significant professional experience in letting and property management, and dealing with Landlord and Tenant issues.
She has also managed the agency side if the business and has an extensive knowledge of the local property market. She has played a leading role in conveyancing and assisting clients and solicitors in completing many property transactions.
Josie now plays an important role as a general manager dealing with public relations issues and client service monitoring. All the team benefits from her experience when good professional advice or property knowledge is required.
Sophie has worked for Richardsons since 2003 in the agency department as sales & lettings negotiator. She has developed an excellent knowledge and experience of the sales and rental markets in Gibraltar and Spain over her many years with the company, and speaks three languages being; French, Spanish and English.
The type of clients she is involved with at Richardsons includes private individuals and high net worth investors searching for a property or investment opportunity, whilst also being involved with commercial property for corporations wishing to identify office or retail accommodation.
Sophie's previous experience in property related markets coupled with her passion for interior design gives her an edge that helps her to always find the right property for her clients and at the best price.
Lloyd has detailed knowledge on building maintenance issues, and is experienced in dealing with 3rd party contractors, estate inspections, contractor monitoring and hands on site presence to oversee works and general estate management duties.
Lloyd adopts the company policy of pro-active estate management and is frequently out of the office making sure that all service contracts to his buildings are being performed to the required standards and then follows maintenance worksheets up when he is in the office, whilst also liaising with the Council’s of Management to ensure that any additional works are implemented. He also manages service charge arrears and recovery of outstanding debts.
Jay has worked for Richardsons for 7 years specialising in property management for our clients’ property investments working in our Hands on property Management team. She also looks after a number of smaller block management buildings that we have under management.
She is experience in managing our clients’ property investments to the highest of standards and has a wealth of experience on the Gibraltar property market and in identifying common maintenance issues within buildings. Jay’s primary role is to deal with maintenance problems and provide residents with a friendly and professional service by focusing on client satisfaction.
Herminia is responsible for receiving and processing all service charge payments for the various estates and buildings that we manage along with administering the management accounts via our management software for each building. This keeps a clear record of expenditure to ensure expenditure and income reports can be provided to our clients upon reasonable notice.
Herminia also frequently updates and runs regular bank reconciliations for our block management contracts and operates our front desk for processing enquiries and building related issues, and acts as our “Client Help Desk”.
Internal systems are in place to ensure that all residents receive prompt replies and are dealt with as valued customers for all matters reported.
Hayley is responsible for supporting our lettings and sales negotiators where she records all new property take-ons on our state of the art agency software, processes all property descriptions and photographs of each property and ensures that our applicants, landlords and vendors database records are kept up to date.
She is also responsible for running our internal administration system and also continues her training by accompanying negotiators on viewings so that she can achieve her ambitions to start selling and renting properties.
